A collection of vacant buildings in the West Adams community could make way for a mixed-use development, according to plans filed yesterday with the City of Los Angeles.
The properties, located at 5109-5113 West Adams Boulevard, is slated for the construction of a six-story structure featuring 69 residential units above 5,689 square feet of ground-floor retail space and 63 basement parking spaces.
The proposed development would make use of incentives through the Transit Oriented Communities guidelines, including height and density increases, in exchange for providing affordable housing.
Property records link the proposed development to CIM Group. The company is currently in the process of converting a former hospital into apartments in the neighboring Jefferson Park community.
A prior attempt to develop the site had called for a five-story, 99-unit apartment building with a larger footprint. The entitlement application for that project was withdrawn last year.
A handful of smaller apartment buildings with retail space are in varying stages of construction at several other properties in the West Adams neighborhood.
