The owner of a vacant lot in Valley Glen is looking to develop the property with a mixed-use apartment building, according to a filing last week with the City of Los Angeles.
The project site, located at 13716-13720 Victory Boulevard, is slated for the construction of a five-story building featuring 32 residential units – including for set aside for very low-income households – atop 1,000 square feet of ground-floor retail space and basement parking.
Applicant Michael Fant is requesting density bonus incentives for the project, including a reduction in the required amount of open space and increases in allowable height and floor area. The project is not seeking entitlements through the Transit Oriented Communities guidelines, as the subject property is not located in close enough proximity to an eligible transit stop.
The proposed development would rise next to a similar multifamily residential complex – the 49-unit Villas at Valley Glen apartments – which are located along Woodman Avenue.
