Non-profit developers LINC Housing and National CORE are planning a mixed-use development featuring “workforce housing” and street-level commercial space in San Pedro.
The project, which was unveiled last month in a presentation to multiple neighborhood councils, would replace a mid-block surface parking lot at 456 W. 9th Street. Plans call for a six-story building, which would contain 91 residential units above 4,900 square feet of commercial space, a 4,000-square-foot community room, and a 60-car parking garage at ground level.
RRM Design Group is serving as the project’s architect. Renderings and site plans portray a contemporary low-rise structure, featuring multiple rooftop decks and additional open space at the building’s podium level.
According to a staff report to the Los Angeles City Planning Commission, which is scheduled to review the proposed development next week, the 71 apartments would be priced for low- and very low-income households. The staff report recommends that the project should be approved.
The project from LINC and National Core is situated in an area where a handful of similar mixed-use developments are also planned, including a market-rate apartment complex at 336 W. 7th Street and an 80-room hotel next door to the Warner Grand Theatre.
The two developers are also partnering on another mixed-use affordable housing complex adjacent to the Crenshaw Line in Inglewood.
